Now that I bought a new house, I don't really care to keep the property I was planning to build on... Not looking to make money; however, I can't take a huge loss on it... I really only want out of it what I have into it....

Location: Washington Township, Westmoreland County

Price: $25K

I have 2.25 acres of property for sale - 200 ft. of road frontage, and approx. 420 feet deep.... the driveway already exists and the lot has had a piece cleared for the house I was going to build... Unfortunately, things did not work out for building my home, and I have pursued another opportunity.

Property has a spring running down through it, so it is extremely beautiful and very private... 1/2 of the property is a gentle slope, and the other 1/2 is pretty much flat...
*with exception of the small area cleared for where I was going to put my house, it is entirely wooded.

As noted, the property is very private and peaceful, but close to everything...
*1 mile to two different gas stations/convenience stores
*10 mins to Holiday Park (Park and Ride, grocery, etc)
*Less than 10 mins to Vandergrift/Apollo
*15 mins to Monroeville
*15 mins to Murrysville
*10-15 mins to Saltsburg
*15 mins to Lower Burrell/New Kensington
*30 mins to downtown Pittsburgh

Closest neighbor on the one side is several hundred yards away, and privacy is provided from the trees/foilage... On the other side, the nearest neighbor is 1/2 a mile away... The neighboring property (40 acres) is owned by the woman i bought off of, and she only sold it to me because she's a family friend. So, no worries about anyone moving in in the future.

There are no mineral rights

Public water and public sewer ... natural gas and water lines run along the road at the front of the property.

Also included is the paid sewer tap, which has not been used, but I paid $5,600+ to get the tap permit...

The RED is the approximate property lines.. like i said, property is 200ft. road frontage, and goes back around 420 feet...

the LIGHT BLUE is the approx area where trees were cleared for my house... it starts about 200 feet back...

Its an absolutely gorgeous piece of property... dissapointed that i couldnt build on it, but extremely happy with the house i got... so i dont have a problem parting with it...

on the right side, there is a shared right-of-way with the woman i bought the property off of for the driveway... since it started on my property, then went to her's, then came back onto mine, we decided just to make a shared right-of-way for it...

I know its a long shot on here - but ya never know who might wanna buy a really nice piece of property...

Price is negotiable
