if you want to sell w/o realtor you can't be afraid to spend money marketing it. nice color ad in all local papers...big sign in front yard...etc.
To save yourself some time dealing with "buyers" ask them for a preapproval from the bank upon their first visit. While not a garuntee of financing, it should give a little piece of mind that they are not completely wasting your time.

Terminated - Buying it through the owner, did you find it easy/convenient? Did you have someone do a home inspection first?

It was really easy/convenient because neither party had to deal with a real estate agent. This also helped because neither of us had to pay comissions, we just negotiated the price of the house, how to split closing costs and then put it on paper. During the process of buying the house I didn't need to deal with a lawyer because the bank has 3rd party attorneys that approve everything and it was seamless. The mortgage agent I dealt with was spot-on too, I would recommend him to anyone.
While I didn't NEED to have a home inspection, the bank (PNC) did send someone to go over the house to ensure that they would approve a loan, and it was a very basic inspection. I hired a home inspector (through Bish on here, I would recommend the guy he referred) mainly to go over the house with a fine tooth comb for my own needs and to negotiate the price of the house if there were any outstanding repairs needed. However, a bank does not require a 3rd party home inspection to give you a loan. It's probably in your best interest to NOT have a 3rd party inspector tell the bank what's wrong with the house that you can fix yourself, as you want them to give you the loan (as a buyer).
